What a house-to-condo move in Naples actually costs in time, labor, and landfill tickets. Senior timeline, HOA rules, and what to ask before you book.

A house-to-condo move in Naples is not a smaller version of a regular local move. The house is usually full. The condo is not. Someone still has to decide what goes upstairs, what gets donated, and what goes to the landfill — and the building will not hold the freight elevator while you figure it out on the dock.

I’m Marshall Rapp, owner of Great Moving and Packing. Most of the senior jobs we take in Southwest Florida are this exact shape: a family home in Naples, Fort Myers, Estero, Bonita Springs, Golden Gate Estates, or a canal lot in Cape Coral, into a smaller condo or villa. Here is how the money, the timeline, and the building rules actually work.

Why people search “how much” and get a bad answer

Search results love round numbers. Real house-to-condo jobs do not.

Two three-bedroom houses can quote very differently if one is keeping the dining set and the piano, and the other is emptying half the garage. Two condos can quote differently if one is a ground-floor villa and the other is a 14th-floor Pelican Bay tower with a two-hour elevator window.

What actually drives the written estimate:

  • Volume you are keeping, not the square footage of the old house
  • Packing vs labor-only (you pack, we load)
  • Access — stairs, long carry, elevator reservation, gated entry
  • Specialty items — piano, safe, oversized art
  • Haul-away of what will not fit
  • Fuel fee on Cape Coral, Marco Island, Everglades City, and any job outside our listed cities

The three piles (do this before you book the truck)

Every clean condo move we finish started with three piles, marked in the house:

  1. Goes to the condo — measured against the new floor plan, not hope
  2. Donate or give to family — usable furniture, housewares, clothes
  3. Haul-away — broken, stained, or leftover volume the landfill will take

If pile 1 is still “maybe” on moving morning, the crew waits, the elevator window burns, and the quote was written for a different job.

Measure the condo first: sofa length, bedroom wall, elevator interior, and the path from the dock. A sectional that filled a great room in Golden Gate Estates will not turn in a high-rise service corridor.

What you actually pay for

Labor is our time and crew. It is quoted in writing after we see the work.

Landfill tickets are not our profit center. Lee County and Collier County charge by weight and material. Those rates change. We add to your bill whatever the landfill charges us — no markup. We can estimate the dump fee; the amount on the bill is the actual ticket. Details: haul-away & junk removal.

Fuel fee applies on Cape Coral, Marco Island, Everglades City, and jobs outside the listed cities. Naples, Fort Myers, Estero, Bonita Springs, and Golden Gate Estates do not include that fee. It is shown on the estimate, not added later as a surprise.

We do not charge extra for stairs, elevators, or a reasonable long carry on local jobs. If access is extreme, we say so in the write-up before we start.

Walk away from any company that will only give you a “truck load” number and then mention dump fees on the curb.

Condo and HOA rules that change the quote

Naples and Marco Island condos are not optional paperwork:

  • Certificate of Insurance (COI) naming the association
  • Freight elevator reservation — often 48 hours ahead, sometimes a hard window
  • Loading-dock hours and pads in common halls
  • No blocking the next vendor’s window

We handle the COI and the elevator booking when the building will work with us. You still need to tell the association you are moving. If the elevator is reserved for the wrong morning, the crew cannot invent a second shaft.

Marco Island adds the Jolley Bridge and seasonal dock calendars. Cape Coral is usually a house-to-house or house-to-mid-rise job with bridge timing instead of a tower elevator. Same company, different logistics.

A timeline that respects a senior, not a stopwatch

The senior move is the emotional half. The condo is the logistics half. Combining them on one frantic day is how families get hurt and overcharged.

Two to three weeks out

  • Walk both properties with us (or a detailed video)
  • Confirm HOA rules and elevator
  • Start the three piles
  • Decide packing vs labor-only

The week before

  • Finish donate / family pickups
  • Pack a “first night” kit yourselves (meds, documents, glasses, chargers, a change of clothes). We pack the house; you own the overnight bag.
  • Confirm the written estimate still matches what is left in the house

Move day

  • We protect floors and common areas
  • House empties in a planned order
  • Condo bedroom, bathroom, and kitchen are set up first
  • Leftovers go to donation or the landfill per the estimate

After

  • We remain reachable if a box was mislabeled or a picture needs a second look
  • You get the landfill ticket amount, not a rounded “disposal fee”

Pianos, china, and the one chair that has to come

If a piano is coming upstairs, say so on the first call. Grands and uprights need boards, straps, and a path that actually fits. See the piano moving guide. “We’ll just try it” is how legs snap in a service elevator.

China cabinets, art, and the chair that has to sit by the same window are the reason families hire a small crew instead of the cheapest truck. We label for the new rooms, not for a warehouse aisle.
